Commute times to every major Vancouver campus.

We pick homes for real transit access, not just postcode. Here's roughly how long you'll travel from our neighborhoods.

Vanmates neighborhoods in Vancouver.

Every neighborhood is chosen for transit, safety, and walkable amenities. Here's what to expect from each.

Kitsilano

Closest to UBC · beaches & the 99 B-Line

"Kits" is the classic UBC student neighborhood — beach volleyball on the water, cafés on West 4th, and a 10–15 minute express-bus ride to campus. Our Kits homes are character houses with shared kitchens, typically 4–6 bedrooms, and they go fastest each September. Best fit for UBC students who want to be close and don't mind paying a little more for it.

Mount Pleasant

Central, creative, best value near transit

Mount Pleasant is Vancouver's most central-yet-affordable neighborhood — breweries, Main Street's design shops, and quick transit to BCIT, Emily Carr, and downtown. Our homes here are the best value in the city and suit students at multiple campuses who want a central base. This is where most first-time arrivals start.

Burnaby

On the SkyTrain, walking distance to SFU routes

Burnaby gives you the most space for your money and direct SkyTrain access to SFU and downtown. Our Burnaby homes are detached houses, often with parking, ideal for SFU and BCIT students who want quiet, cost, and a clean transit line in. Metrotown's mall and food court are minutes away.

Coal Harbour

Downtown living, seawall on your doorstep

Coal Harbour is downtown Vancouver at its most polished — glass towers, the seawall, and Stanley Park a walk away. Our units here lean toward private studios and suites for co-op students and working professionals who want to be in the core. A premium option, but unbeatable for downtown campuses and internships.

Common questions about renting near Vancouver campuses.

How much is student housing in Vancouver?

Vanmates student rooms in Vancouver start at CAD$975/month for co-living in Mount Pleasant or Burnaby. Kitsilano and Coal Harbour rooms typically run CAD$1,200–$1,600, and private suites reach CAD$1,900. Every price is all-in: rent covers Wi-Fi, utilities, weekly cleaning, and 24/7 WhatsApp support, so there are no surprise bills.

How close are your rooms to UBC?

Our Kitsilano homes are the closest — 10–15 minutes to UBC by the 99 B-Line express bus, or about 20 minutes by bike along the seawall. Mount Pleasant is 30–35 minutes by transit. If you need to be on campus daily, we'll steer you toward Kitsilano; message us and we'll match you to the right home.

Can I book a room before I arrive in Canada?

Yes — most of our international students reserve before landing. We do a video walkthrough of the room, share the exact lease terms and total move-in cost up front, and hold the room with a deposit. You get keys and a self-check-in guide before you fly, so you have a confirmed address for your study permit and arrival.

What is the minimum stay?

Most Vancouver rooms have a 3-month minimum. After the first three months you can leave with 30 days' notice, which suits students on a single semester or co-op term. Homestays are typically booked by the term (4 months) and align with UBC and SFU intake dates.

Do you have rooms available for September?

September is our tightest window because the Canadian academic year starts. We recommend reserving 4–6 weeks ahead for a September move-in. May–August has the most availability. If nothing matches your dates right now, join the priority list and we'll alert you the moment a matching room opens.
