Commute times to every major Toronto campus.

We pick homes for real transit access, not just postcode. Here's roughly how long you'll travel from our neighborhoods.

Vanmates neighborhoods in Toronto.

Every neighborhood is chosen for transit, safety, and walkable amenities. Here's what to expect from each.

The Annex

Walk to U of T · Bloor subway on your doorstep

The Annex is the classic U of T student neighborhood — Victorian houses, bookshops and cafés along Bloor, and a 5–10 minute walk to the St. George campus. Our Annex homes are character houses with shared kitchens, typically 4–6 bedrooms, and they go fastest each September. Best fit for U of T and OCAD students who want to be close and skip the commute.

Riverdale & Leslieville

East-end character · 501/504 streetcar to downtown

Riverdale and Leslieville are Toronto's east-end favourites — leafy streets, brunch spots on Queen East, and a 15–18 minute ride downtown on the 501 Queen or 504 King streetcar. Our homes here are detached houses that suit students who want a quieter, community feel with a clean transit line into the core. Great value for the space you get.

Liberty Village & King West

Walkable to TMU/OCAD · restaurants & the 504

Liberty Village and King West are the walkable, energetic side of downtown — converted lofts, gyms, and restaurants everywhere, with the 504 King streetcar taking you to TMU and OCAD in 10–12 minutes. Our units here lean modern and central, ideal for students who want nightlife, coworking, and campus all within reach.

Midtown & North York

Yonge subway · best value · homestays

Midtown and North York give you the most space for your money and direct Yonge-line subway access to campus and downtown. Our homes here are the best value in the city and include many of our homestays, so they suit York and Seneca students and first-time arrivals who want a calm, well-connected base. This is where a lot of new students start.

Common questions about renting near Toronto campuses.

How much is student housing in Toronto?

Vanmates student rooms in Toronto start at CAD$950/month for co-living in Midtown or North York. The Annex, Riverdale, and Liberty Village rooms typically run CAD$1,150–$1,500, and private suites reach CAD$1,900. Every price is all-in: rent covers Wi-Fi, utilities, weekly cleaning, and 24/7 WhatsApp support, so there are no surprise bills.

How close are your rooms to the University of Toronto?

Our Annex homes are the closest — a 5–10 minute walk to the U of T St. George campus, with Bathurst and Spadina stations on the Bloor–Danforth subway line right there. Liberty Village is about 20 minutes by the 504 King streetcar. If you need to be on campus daily, we'll steer you toward The Annex; message us and we'll match you to the right home.

Can I book a room before I arrive in Canada?

Yes — most of our international students reserve before landing. We do a video walkthrough of the room, share the exact lease terms and total move-in cost up front, and hold the room with a deposit. You get keys and a self-check-in guide before you fly, so you have a confirmed address for your study permit and arrival.

What is the minimum stay?

Most Toronto rooms have a 3-month minimum. After the first three months you can leave with 30 days' notice, which suits students on a single semester or co-op term. Homestays are typically booked by the term (4 months) and align with U of T and TMU intake dates.

Do you have rooms available for September?

September is our tightest window because the Canadian academic year starts. We recommend reserving 4–6 weeks ahead for a September move-in. May–August has the most availability. If nothing matches your dates right now, join the priority list and we'll alert you the moment a matching room opens.
